Q: WHEN DO APARTMENTS BECOME AVAILABLE? 
A: Check out our high-rise viewer for the most accurate availability. A $335 reservation fee will be required at time of pre-application ($35 non-refundable app fee + $300 refundable security deposit).

NOTE: Non-qualified denied applications will receive their deposit back in full. All other deposits are forfeit at time of reservation cancellation - no exceptions. Please call for more details.
 

Q: MAY I TOUR ARCADE OR SEE A MODEL APARTMENT? 
A: Arcade Apartments leasing office is open and model apartments are available for tours. Simply give us a call today to schedule a tour!
 

Q: WHAT LEASE TERMS ARE AVAILABLE? 
A: 6 and 12 month lease agreements are offered.
 

Q: WHAT TYPES OF APARTMENTS ARE OFFERED? 
A: Arcade Apartments offers 1 and 2 bedroom apartment homes.
 

Q: IS PARKING AVAILABLE? 
A: Yes, there is underground parking available first come first serve and off street parking available at the 7th Street parking garage for $85/month.
 

Q: IS THE BUILDING SMOKE-FREE? 
A: Yes, we are proud to offer a smoke free building.
 

Q: WHAT COMMUNITY AMENITIES ARE AVAILABLE TO ALL RESIDENTS? 
A: A well-appointed social room with full kitchen, a fitness center with steam room plus yoga and "Wellbeats" studios, theatre and clubroom, over 11,000 square feet of artist studio spaces (performance studio, flex studio with kiln, painting and drawing space, music and media studio), indoor bike storage, off street parking, controlled entry access.
 

Q: WHAT UTILITIES ARE INCLUDED IN THE RENT? 
A: Water, sewer and refuse collection services are included in the rental rate.The resident is responsible for heat, electricity and if desired, cable TV, telephone and internet.
 

Q: MAY I MOVE INTO ONE APARTMENT AND TRANSFER TO ANOTHER AT A LATER DATE? 
A: Yes, provided you fulfill the terms of your initial 6 or 12 month agreement.
 

Q: ARE ANY HOUSING ASSISTANCE PROGRAMS ACCEPTED? 
A: Yes, Section 8 vouchers are accepted.
 

Q: CAN I RESERVE AN APARTMENT ONLINE? 
A: Apartments can be reserved ONLY through an online process. If you have questions concerning income qualifications, artist criteria or the reservation process, please call us at (314) 492-3994 or e-mail us at [email protected].
 

Q: WHAT PAYMENT IS REQUIRED TO RESERVE AN APARTMENT? 
A: To hold an apartment off the market, a $335 fee is required which includes a $35 non-refundable application fee and $300 refundable deposit that once approved, will be applied as your security deposit.

Q: ARE PETS ACCEPTED? 
A: Yes, Arcade Apartments is a pet-friendly community. Please call for more details.
 

Q: WHAT IS INVOLVED IN THE APPLICATION PROCESS? 
A: A $335 reservation fee is required to complete an application. Then, once the applicant is approved, $300 of the reservation fee becomes the security deposit. Applicants will be pre-screened for credit, rental history & public record qualifications. Final approval is contingent upon income verification and tax credit compliance eligibility and will be determined within 120 days before move-in. Should an applicant not meet the eligibility requirements, the $300 reservation fee will be refunded in its entirety.
 

Q: MUST I BE AN ARTIST IN ORDER TO QUALIFY FOR RESIDENCY? 
A: At least one member of the household must demonstrate a commitment to an art form in order to qualify for residency, but the qualifying member need NOT derive income from his or her artistic endeavors. The artist member seeking to qualify must also submit an online artist application that will be reviewed by a committee of artists.
 
Components of the application are:
- Resume, references and portfolio
- History of creative work
- Long-term creative and career goals
- Desire to engage in a creative community

Q: WHAT DOES IT MEAN TO BE AN ARTIST? 
A: Some examples of artists include:
 
FINE ARTISTS: Painting, drawing, sculpting, book art and print making
PEOPLE WHO CREATE IMAGINATIVE WORKS: Aesthetic literature, costume design, photography, music composition and architecture
FUNCTIONAL & CRAFT ARTISTS: Jeweler, potter, chef, quilt maker, silk screener, carpet maker, furniture maker, and toy designer
PERFORMERS: Singers, musicians, dancers, actors and performance artists
MEDIA ARTISTS: Radio, film, television, multi-media, cyber-art, gaming and animation
DESIGN ARTISTS: Graphic and web design, interior design, aesthetic design, package design and set design

Q: DO PERSONS WHO WORK IN FIELDS THAT SUPPORT THE ARTS QUALIFY? 
A: Unfortunately, they do not.
 

Q: CAN STUDENTS QUALIFY FOR RESIDENCY? 
A: In general, full-time students are not eligible. However, full-time students are permitted if there is at least one part-time student or non-student leaseholder. There are some exceptions to this, so contact us.
 
Some common exceptions include:

- Single parent with dependent(s)
- Married students
- Recipients of TANF
 

Q: HOW DO I INCOME QUALIFY? 
A: Arcade Apartments participates in an affordable housing program. Household income, artist restrictions & student status limitations apply. 
 
Income Qualifications
 
Total household income must be under the following limits based on household size:

- 1 Occupant: $39,900
- 2 Occupants: $45,600
- 3 Occupants: $51,300
- 4 Occupants: $56,940

The household income is based on GROSS annual income (before any deductions) earned from all sources including wages, social security payments, public assistance, pensions, annuities, interest income, dividends, stocks, bonds, insurance settlements, recurring gifts from family/friends, sales of artwork, etc. Third-party verification will be required of all income, and copies of tax returns and pay stubs may be required.
 

Q: MY INCOME VARIES – HOW DO I DETERMINE IF I QUALIFY? 
A: Look at your last six pay stubs’ gross earnings. Add all six up and divide by six to calculate how much you make, on average, per pay period. Multiply by the number of pay periods per year.
 
- Weekly = 52
- Bi-Weekly = 26
- Semi Monthly = 24
- Monthly = 12

Q: IS SUBLETTING PERMITTED?
A: No. Subletting is not permitted.
 

Q: ARE THERE OCCUPANCY LIMITATIONS? 
A: A maximum of 2 occupants per bedroom is permitted.
